Kairos

Kairos receives management fees, carried interest allocations, and/or performance fees. Management fees are typically 1.5% of capital contributions, paid quarterly in advance. Performance fees typically range from 10% to 25% of realized profit after a preferred return is paid to investors. Kairos also receives fees related to the investigation, selection, sourcing, origination, acquisition, management, or disposition of real property, debt, mezzanine loans or preferred equity investments. Servicing start-up fees range from 0.5% to 1.5% of the investment amount. Origination fees are generally 1.0% of the loan amount. Due diligence fees are generally 1.0% of the investment amount. Ongoing servicing fees average 0.4% of the loan or equity investment.
